About Woodbourne Capital Partners

Woodbourne Capital Partners, LLC is a real estate investment firm headquartered in the New York City area. We provide investment advisory services to institutional investors and private clients who seek seasoned investors and operators to create value and solve problems. We also provide workout and restructuring services for individual property assets, portfolios and real estate operating companies. We have collectively managed the restructuring of assets with an aggregate value in excess of $20 billion. We have restructured mortgage debt, completed deed in lieu transactions, and foreclosed on assets in both consensual and contested situations, representing both debtors and creditors. We have significant bankruptcy experience.

We also undertake real estate investments as a principal and also structure joint ventures with operating partners. Our principal has made in excess of $10 billion in property investments. We focus on value-added and opportunistic transactions involving property repositioning, redevelopment, and development in major US markets.  We have significant experience investing in mortgage debt, including non-performing loans and troubled assets. Target property types include multifamily, office, retail, industrial, for-sale housing, senior housing, hospitality and other specialized property types. We also provide customized investment management services for high net worth individuals and family offices.

Patrick J. Sullivan – Managing Partner & Founder

Mr. Sullivan, the Managing Partner of Woodbourne Capital Partners, has over 30 years of institutional real estate investment management experience. Prior to forming Woodbourne Capital Partners, Mr. Sullivan was a Managing Director and General Partner of Warburg Pincus LLC, a global private equity firm where he was responsible for the firm’s North America real estate practice. Previously, he was a General Partner and Manging Director in the real estate group of JP Morgan Partners (formerly Chase Capital Partners). At JPMP, Mr. Sullivan recruited a team of 10 investment professionals and managed the firm’s domestic real estate investment activity. Prior to joining JPMP, Mr. Sullivan was a founding partner of Chatham Capital Partners LLC, a Boston-based investment and advisory firm. Chatham Capital Partners structured equity and equity-related mezzanine investments in growth-oriented real estate operating companies. From 1991 to 1997, Mr. Sullivan was a Director and Partner of AEW Capital Management, L.P. where he was a senior investment professional for AEW Partners, L.P, a $900 million real estate investment fund. From 1987-1991, he was a Vice President of General Investment and Development Co., (GID) a private investment firm, and, from 1985-1987, an investment officer of John Hancock Mutual Life Insurance Company. He began his career as a real estate analyst at US Trust Company in 1983.

Mr. Sullivan holds an A.B. with honors from Vassar College.  He serves on the Investment Committee of Xaverian Brothers High School in Westwood, MA, and is a member of the advisory board of Woodbridge Pacific Group, a southern California-based homebuilding company. He is a former member of Policy Advisory Board at the Fisher Center for Real Estate at the University of California at Berkeley, and the United Way of Greenwich, CT.  He has also served on the boards of numerous operating companies.
